- Educates the Seller about the selling process, beginning with the listing
of the property through the closing
- Reviews with Seller all pertinent forms, disclosures, documents and
contracts
- Creates a written marketing plan to help Seller meet desired goals
- Consults, updates and informs Seller throughout selling process
- Describes property being sold (location, features, functional aspects,
amenities, unique qualities and lifestyle offered)
- Analyses and evaluates all aspects of property (recommends ways to maximize desireability and value)
- Assists Sellers in determining price (Pricing can be determined by preparing a Competitive Market Analysis, CMA)
- Informs Seller of current market conditions
- Identifies similar properties that are currently on the market and evaluates their price
- Identifies similar properties that have recently sold and shows what buyers are willing to pay, establishing value
- Provides Target Marketing
- Identifies the most likely group of qualified buyers
- Determines method of maximum, effective, exposure of the property
- Determines buyer’s qualifications
- Thoroughly reviews and explains all aspects of the Buyer’s offer
- Assists Seller in formulating a response to Buyer’s offer with recommended
changes, deletions or additional terms, if any
- Negotiates the sales agreement, representing the Seller's interests with respect to price, terms and all major issues
- Facilitates the closing by communicating with lenders, title companies, appraisers, inspectors, closing attorneys and Buyer's agents
- Reviews all pertinent closing documents
- Attends closing with Seller
- Ensures Seller’s goals and expectations are met
